The space

Watch the whales and dolphins pass you by from this beautifully decorated penthouse apartment located in a quiet street in Sunshine Beach village, just a 5 minute stroll to the patrolled beach, Duke Street cafes, restaurants, bars shops and surf club. Noosa foreshore and Hastings Street cafes, restaurants and boutiques are only a 5 min drive or bus ride, or a easy 15 min bike ride away.

This modern architecturally designed three bedroom large penthouse apartment is built over three levels, all accessible by a private lift.

The main level features open plan kitchen, dining and lounge, and media room with smart TV and is surrounded by spacious balconies and offers ocean views, air conditioning and cooling sea breezes. The master bedroom, powder room and stairs leading to the private roof top terrace are also on this level.

* The kitchen is well-appointed with modern appliances, dishwasher,
Nespresso machine and some basic pantry, fridge and tea and coffee items
to get you started.

* Dine inside or out with a view. The dining room seats up to eight people
and has bi-fold stacking doors which fully open to wide balconies which
have an outdoor dining table, Weber BBQ and sitting area.

* The spacious light-filled lounge room with its comfy sofas also has ocean
views and sea breezes and offers a peaceful respite away from the separate
TV/media room.

* The media room has a separate side balcony and offers a Smart TV with Netflix, DVD player and Bose bluetooth speaker.

* The Master bedroom has a King size bed, ensuite and walk-in wardrobe.
Crisp white hotel grade linen, blankets and luxury bed coverings are provided.
The ensuite has a double vanity and walk-in shower and is supplied with
fluffy white towels, hairdryer and beautiful locally produced, pure plant-
based SAYA toiletries. The bedroom has fully-ducted air-conditioning and
ceiling fan.

The second level consists of the 2nd and 3rd bedrooms, laundry, second bathroom and storage cupboard. This level also has direct lift access.

* The 2nd bedroom has a Queen-size bed, and the 3rd bedroom has two
single beds (which can be converted to a Queen-size bed). Crisp white
hotel grade linen, blankets and bed coverings are
provided. Each bedroom has built-in cupboards, air-conditioning and
ceiling fans.

* The second bathroom consists of a single vanity and walk-in shower and is
supplied with fresh fluffy white towels, hair dryer and beautiful locally
produced, pure plant-based SAYA toiletries.

* Fully equipped laundry with front-loading washing machine, dryer and
ironing facilities. Drying racks are also provided.

Atop of the apartment is a large private rooftop terrace with magnesium salt water plunge pool and incredible 360-degree ocean and hinterland views. There are sun lounges and a dining table to relax with a cocktail whilst looking at the stunning views.

The ground level has a small private courtyard and entry with private lift, and secure two-car garage.

Beach towels, board games, boogie boards, and kid’s sand buckets and spades are provided for your use.

The apartment is professionally cleaned before and after each stay.

Boogie boards, beach towels and children’s buckets and spades are available for your use. There are multiple surfboard, bike and scooter hire outlets in the area. If you require further information on this please let us know.

If you require baby equipment we can arrange this to be hired and delivered to the property on your behalf (please give us one weeks notice to arrange this thank you).

Minimum number of nights are 3 during low season and 5 nights during the mid season. Minimum number of nights is 7 during the high season.

You will have full private access to the whole apartment, rooftop terrace, plunge pool, private lift, courtyard and double garage.

Other things to note

Not suitable for groups of young people or schoolies – no exceptions.

Due to strict local council strict noise restrictions we are unable to welcome groups of people. The apartment is suitable for families with maximum 4 adults, 2 children due to the bed configuration. If you are looking for a party holiday please do not book as we must abide with the local laws. Please message us should you have any queries.

Noosa Council – No Party Policy and Noise Restrictions
Noosa Council has imposed a no party policy along with strict noise restrictions in the Noosa shire. Please ensure you keep noise to a minimum especially after 9pm at night. The Council are now fining guests if the policy is not adhered to and guests will be asked to leave immediately.

The living areas and bedrooms are air conditioned.

Noosa and Sunshine Beach are growing thriving areas and building works and renovations are common. Unfortunately we cannot be held responsible for any noise from neighbouring properties caused by building or renovation work. No refund or reduction of tariff will be offered for noise from building or renovation work on neighbouring properties. We cannot be held accountable for any disturbance or inconvenience caused.

****CHANGEOVERS ON PUBLIC HOLIDAYS – if you are departing on a public holiday and it is a changeover booking an extra $80 surcharge will apply to your cleaning fee. This will be added closer to the time depending on when bookings are accepted****

For bookings for 10 days or more we can organise a mid stay clean and linen change. Please let us know prior to your arrival (please note this will be at a cost to the you as the guest).

The Noosa lifestyle has so much to offer so make sure you take full advantage of it. Surfing, Stand Up Paddle Boards, Afternoon Cruises to name but a few amazing activities.

The apartment is just a 2 min stroll to patrolled Sunshine Beach, Duke Street cafes, restaurants, shops and surf club. Dine in fabulous restaurants such as Embassy XO and Sum Yung Guys and lovely cocktails at The Marble Bar. enjoy Noosa foreshore and Hastings Street cafes, restaurants and boutiques are only a 5 min drive or 15 min bike ride away.

Noosa National Park and its beautiful coastline, private beaches and bays is only a 10-15 min walk away along the beach front. Noosa National Park is one of Australia’s most visited parks and has five picturesque walking tracks ranging from one to eight kilometres and caters to all fitness levels.

Just less then 5 mins drive away at Noosa Junction is a eclectic mix of cafes, shops and restaurants. It is also the location of Coles which has an excellent array of groceries, Pardon’s fruit shop and fresh seafood at Noosa Junction Seafood Markets.

There are a multitude of activities to choose from such as surfing lessons, stand up paddling, kite surfing, boat cruises, hot, group and beach yoga, walking trails. Noosa has excellent bikeways and is a very cyclist-friendly community. There are multiple surfboard, bike and scooter hire outlets in the area.

World class Noosa Springs Golf Club and Noosa Aquatic Centre are situated in the local vicinity.

There are a variety of mid-week and weekend markets to enjoy such as Eumundi and Noosa Farmers Markets.

There are also a multiple of day trips available including Australia Zoo, Aussie World, The Ginger Factory, Frazer Island, and the quaint hinterland villages of Maleny, Montville and Eumundi.

Getting around

Everything in Sunshine Beach is accessible by any easy walk. There are also very regular local buses (which are free over the Christmas, NY and Easter periods) that travel from Sunshine Beach to Noosa, Noosa Junction, Noosaville and Peregian Beach. Many locals and visitors safely cycle or scooter to, and around Noosa. Maroochydore airport is only a 20min drive away and there are many bus companies that pick up and drop off to Brisbane and Maroocydore airports.

We want you to enjoy and make the most of your stay with us and however would be very grateful if you can keep the following in mind 😉

Sorry, no weddings, functions, parties or schoolies.   Our accommodation is for residential purposes only.  Functions are strictly not permitted and penalties apply.

Smoking:
Smoking is not permitted inside the property, on the balcony or in the complex.  If you wish to smoke kindly go outside to the street.  We have permanent neighbours with young families and the smell travels.  Please dispose of the butts respectfully. 

Linen and towels – we supply hotel grade quality linen and towels for your stay.  Please do not use our towels to remove your make up, fake tan or sun cream.  They will permanently stain and damage the towels.  We recommend you bring some face wipes to remove your make up and other products that will stain.  Any damages will be deducted from your Airbnb bond.

Please kindly hose off sandy feet and beach equipment before entering the property 😉

Air Conditioning:
Residential Air Conditioning is not designed to be left on continuously or at a very low temperature.  Please ensure you do not lower the systems under 23 degrees (minimum).  When the systems are on they will struggle if the doors or windows are open & will cease working.  Please ensure doors and windows are closed so the house cools and the systems work as they should.  The Air Conditioning company will charge a $150 call out fee to re-start the system if the motor freezes due to non stop usage on a low temperature.

Upon departure:
Please kindly ensure all windows and doors are closed and all lights, ceiling fans and air conditioning is switched off.

The property is offered in good clean condition.  On departure please kindly ensure that all rubbish is removed and placed in bins provided and the property left in a clean and tidy state.  Rubbish over and above what will fit in the supplied exterior wheelie bins will incur a removal fee.  Should the professional cleaners be required to do more than their usual clean due to the premises being left in an untidy state, an hourly rate of $40.00 per hour will be charged for excess cleaning.

Please kindly ensure the BBQ cleaned if used otherwise a cleaning charge will apply.

Breakages or Damages:
As the tenant you are responsible for all damages, breakages and loss incurred during the term of your occupancy.  Please kindly report any breakages or damages as soon as possible.

Number of Guests:
The premises must be kept clean at all times and the number of occupants must not exceed the number of beds provided for, or the number agreed to at the time of booking (maximum 4 adults).

Pets:
Under the local health regulations and Body Corporate Rules unfortunately no pets are permitted.

Personal Property:
No responsibility is taken by the owners for tenants personal property.

Excess Noise/ Nuisance:
Please kindly refrain from creating or permitting any noise or nuisance which is likely to interfere with the peaceful enjoyment of any other persons occupying surrounding premises.

Damage/ Cleaning:
Please help us by keeping the premises clean and tidy and free of litter and avoid being damaged by guests or their visitors. Guests shall be responsible for the costs of rectification of any damage to the premises or contents.

Maintenance issues:
Please call us directly for any maintenance issues that arise during your stay.  We will arrange for our preferred provider to fix the matter for you as soon as possible.

Car Parking:
Guests and their visitors shall use the designated car park for the relevant premises only and shall not interfere with the lawful use of the property by any other person.

Functions:
Functions of any sort (parties, weddings etc) are not permitted at the premises.

Keys:
Loss or damage to keys and remotes will incur an additional charge. In the event you have misplaced the keys or left the keys in the property please contact us.

Injury:
The owner and host are not be responsible for any injury suffered to a guest, or visitors of a guest.

Please remember that we are a beach side community and Noosa is built on a sand dune.  Please respect our environment and understand that we cannot fully eradicate insects or animals from the area.   Insects are most active during the Spring and Summer months and we cannot be held responsible should you see some during your stay.  Whilst pest spraying does minimise them they can still come inside.  To keep them to a minimum please ensure windows and doors are closed and food is kept stored away.
