The space

**Quiet Residential Private Estate**

This absolute beachfront family home is located in a beautiful residential part of Noosa. The house is designed with a family in mind and comprises of open plan living and dining with soaring high ceilings and bright open spaces. You can walk from the back garden along the beach to Sunshine Beach village in less than three minutes.

The well equipped kitchen is an entertainers delight with large pantry and plenty of cooking equipment including Nespresso compatible coffee machine.

The wide undercover deck runs the entire length of the house so all living areas and bedrooms enjoy direct access to the deck and stunning pool area. Bi fold sliding doors open the lounge and kitchen area to the deck for indoor/outdoor easy entertaining with a view to die for.

The private master wing is located at one end of the house and includes a large ensuite bathroom, walk in robe and beautiful study with ocean views. If you must work whilst on holidays this room will be your own private getaway.

Three further bedrooms are located at the other end of the house. Please note bedroom two and three are interlinked by a shutter sliding door which can be either left open for a large family bedroom (sleeps 4. Please note bedroom 3 has a single bed and a single trundle bed) or can be shut and used as two separate bedrooms. Each have their own access to the deck. Bedroom four is also located at this end and benefits from an ensuite bathroom as well as access to the deck. There is a second living area beside the bedrooms and includes large flat screen TV, DVD player, kitchenette and own bathroom.

The wet edge pool is accessed from the rear deck and is the perfect spot to enjoy an afternoon cocktail whist watching the children playing in the enclosed garden. The beautiful beach is a moments walk through the rear gate and by your own private boardwalk to the sand. You can easily walk down to the Sunshine Beach Surf Club from the house is less than 5 minutes and the village in less than 6 minutes. We supply beautiful local organic plant based Saya products for your use, beach towels and tennis racket and balls if you fancy a quick game of tennis in the court located in the estate.

Pool and beach toys are provided for your use as well as basic pantry items.

THE PRIVATE POOL IS NOW HEATED DURING THE WINTER MONTHS (1st April – 1st Oct). The pool temp averages max 27 – 28 degrees and is designed to only take the cold off the pool. It will not feel like a bath

As our guest you will have access to the entire house, swimming pool and garden. Please note there is a garage at the front of the house which will house one car. You can park additional cars on front of the garage or outside on the street. Please do not park on front of neighbours properties or entrance to the private estate…
Other things to note

Noosa Council Local Laws & Noise Restrictions:
Our local council have passed new laws for all holiday accommodation properties in the Shire from the 1st of February 2022. The laws are mostly in regards to any type of excessive noise that will disturb our residential neighbours at any time but especially after 10pm at night. Excessive noise is deemed as loud talking, laughing or singing as well as loud music or screaming and shouting. Council have a 24/7 complaints hotline for residents of Noosa and a security team member will need to respond to complaints with 30 minutes, either via phone call to you or a visit to the property. If this occurs during your stay the charge for the call / callout will be submitted for payment to the main guest. Please remember these are not our individual host rules but are Council laws which we must respect to keep our holiday management rights for the property. These are reviewed annually and will be declined if complaints are made. We kindly ask you not to take your frustration out on our team

Noosa Council has recommended the use of outdoor areas be limited to reasonable hours to not impact on adjoining resident’s sleep and enjoyment of their homes. Limiting the hours of use of outdoor areas such as decks and balconies to generally no later than 9pm, particularly on weekdays, is advisable. Guests should then move inside and turn off outside music and outdoor lights.

There are steps leading down from the car spaces to the front entrance of the house (wooden steps with chain rail, approx 20 steps). As the house is beachfront you can also walk down to the village in 3 minutes walking along the beach.

Our gardener attends every Tuesday for approx 3 hours. If the weather is not good he may need to reschedule to another day. He does not need to access the house so he will not disturb you.

There is a shared tennis court in the complex which is for your use. There are rackets in the house. Please ensure you wear shoes on the court at all times.

To access the third bedroom you must go through the second bedroom. There is a Plantation shutter sliding door separating the rooms so this is perfect for a family if they wish to have a family room or some privacy.

The fireplace is not usable and is for display only.

The Noosa lifestyle has so much to offer so make sure you take full advantage of it. Surfing, Stand Up Paddle Boards, Afternoon Cruises to name but a few amazing activities.

The house is located in a very quiet residential area and only a short walk to patrolled Sunshine Beach, Duke Street cafes, restaurants, shops and surf club. Noosa foreshore and Hastings Street cafes, restaurants and boutiques are only a 5 min drive or 15 min bike ride away.

Noosa National Park and its beautiful coastline, private beaches and bays is only a 10-15 min walk away along the beach front. Noosa National Park is one of Australia’s most visited parks and has five picturesque walking tracks ranging from one to eight kilometres and caters to all fitness levels.

Just less then 5 mins drive away at Noosa Junction is a eclectic mix of cafes, shops and restaurants. It is also the location of Coles which has an excellent array of groceries, Pardon’s fruit shop and fresh seafood at Noosa Junction Seafood Markets.

There are a multitude of activities to choose from such as surfing lessons, stand up paddling, kite surfing, boat cruises, hot, group and beach yoga, walking trails. Noosa has excellent bikeways and is a very cyclist-friendly community. There are multiple surfboard, bike and scooter hire outlets in the area.

World class Noosa Springs Golf Club and Noosa Aquatic Centre are situated in the local vicinity.

There are a variety of mid-week and weekend markets to enjoy such as Eumundi and Noosa Farmers Markets.

There are also a multiple of day trips available including Australia Zoo, Aussie World, The Ginger Factory, Frazer Island, and the quaint hinterland villages of Maleny, Montville and Eumundi.
